Previous experience that includes plumbing, electrical, HVAC, carpentry and locksmithing and staff supervision.
Residential property management experience preferred.
Ability to develop rapport with residents and staff.

Must be available on an as-needed basis for after hours, on-call emergency services.
What you will be doing:
Institute and manage systems for effectively handling resident service requests.
Perform, delegate, oversee and inspect all maintenance tasks.
Ensure that all make ready repairs and services are completed correctly and on schedule.
Correct situations within 24 hours when possible.
Develop specifications for grounds maintenance, snow plowing and cleaning done by staff and/or outside contractors.
Organize maintenance shop, keeping inventory of equipment and supplies.
Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.
Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work in progress, etc.
Hire, train, motivate, coach, develop, supervise, discipline and terminate staff in order to achieve the operational goals of the property.
Schedule staff for on-call duties to provide 24 hour emergency maintenance services.
Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
Report all major repairs and requisitions to manager prior to any expenditure of funds.
Monitor and maintain effective internal control over purchasing and other operational activities in compliance with best practice policy and guidelines.
Research, recommend and hire maintenance contractors and vendors, if necessary, and oversee their work.
PHYSICAL REQUIREMENTS:

Perform routine maintenance/repairs, pick up tools and needed equipment.

Perform routine maintenance/repairs, stock & remove equipment, parts, etc.
Climb Ladders:
Perform routine maintenance /repairs.

Go underground or in crawl spaces to diagnose problems (water, heat, etc.
).
Grasp/Grip/Turning:
Handle tools & equipment, perform routine maintenance/repairs.
Finger Dexterity:
Handle tools and equipment, perform routine maintenance reports.
Writing:
Inventory maintenance, requisition requests, required maintenance reports.
Lifting/Carrying (supplies, replacement parts, ladders, etc.
):
Over 150 lbs.
